Conveyancing Fees

At Bartletts Solicitors we understand that buying a house or undertaking a property transaction is often expensive and the law can be complex, which is why our professional residential conveyancing team work hard to make the process efficient and to keep costs to a minimum.

Our Chester and Liverpool residential conveyancing teams will advise and help you at every stage of your property transaction, ensuring it happens smoothly and is completed as quickly as possible.

Every residential property transaction is unique and our fixed fees reflect this, as a guide you can expect to pay:

Purchase of a freehold residential property:

Purchase Price is between £100,000 and £200,000     £890.00 plus VAT and disbursements

Purchase Price is between £201,000 and £300,000     £990.00 plus VAT and disbursements

Purchase Price is between £301,000 and £400,000     £1090.00 plus VAT and disbursements

Purchase Price is between £401,000 and £500,000     £1190.00 plus VAT and disbursements

Purchase Price is between £501,000 and £600,000     £1290.00 plus VAT and disbursements

Purchase Price is between £601,000 and £700,000     £1390.00 plus VAT and disbursements

Purchase Price is between £701,000 and £800,000     £1490.00 plus VAT and disbursements

Purchase Price is between £801,000 and £900,000     £1590.00 plus VAT and disbursements

For purchasing a property above £900,000 our fees will increase by £100.00 per £100,000, for example our fee for a purchase price of £950,000 would be £1690.00

In respect of a purchase of a leasehold residential property we will charge an additional £450.00 plus VAT on top of our standard costs as indicated above.

In respect of a purchase of a shared ownership leasehold residential property we will charge an additional £350.00 plus VAT on top of our standard costs as indicated above.

In respect of a purchase of a new build residential property we will charge an additional £550.00 plus VAT on top of our standard costs as indicated above.

Sale of a freehold residential property:

Sale Price is between £100,000 and £200,000            £790.00 plus VAT and disbursements

Sale Price is between £201,000 and £300,000            £890.00 plus VAT and disbursements

Sale Price is between £301,000 and £400,000            £990.00 plus VAT and disbursements

Sale Price is between £401,000 and £500,000            £1090.00 plus VAT and disbursements

Sale Price is between £500,001 and £600,000            £1190.00 plus VAT and disbursements

Sale Price is between £601,000 and £700,000            £1290.00 plus VAT and disbursements

Sale Price is between £701,000 and £800,000            £1390.00 plus VAT and disbursements

Sale Price is between £801,000 and £900,000            £1490.00 plus VAT and disbursements

For sales property prices above £900,000 our fee fees will increase by £100.00 per £100,000, for example our fee for a sale price of £950,000 would be £1590.00.

In respect of a sale of a leasehold residential property we will charge an additional £350.00 plus VAT on top of our standard costs as indicated above.

Normal disbursements:

  • Search Fees range from between £130.00 and £220.00 plus VAT – prices could increase subject to where the property is located
  • Land Registry Fees: https://www.gov.uk/registering-land-or-property-with-land-registry/register-for-the-first-time
  • Stamp Duty Land Tax (SDLT) for properties registered in England:  https://www.gov.uk/stamp-duty-land-tax/residential-property-rates
  • Land Transaction Tax (LTT) for properties registered in Wales: https://lttcalculator.wra.gov.wales/

Potential other disbursements (leasehold properties):

  • Notice of Transfer Fee: This fee if chargeable is set out in the lease. Often the fee is between zero and £250 plus VAT
  • Notice of Charge Fee: (if the property is to be mortgaged) This fee is set out in the lease. Often the fee is between zero and £250 plus VAT
  • Deed of Covenant Fee: This fee is provided by the management company for the property and can be difficult to estimate. Often the fee is between zero and £250 plus VAT
  • Certificate of Compliance Fee: To be confirmed upon receipt of the lease. Often the fee is between zero and £250 plus VAT
  • Re-mortgage transactions – Our fees would be £690.00 plus VAT and disbursements
  • Transfer of equity – Our fees would be £690.00 plus VAT and disbursements
