Every residential property transaction is unique and our fixed fees* reflect this, as a guide you can expect to pay for a standard residential transaction:
Conveyancing Prices
Purchase of a freehold residential property:
If Purchase Price is between £100,000 and £200,000 – £625.00 plus VAT and disbursements.
If Purchase Price is between £201,000 and £500,000 – £695.00 plus VAT and disbursements.
For purchasing a property above £500,000 our fees will increase by £75.00 per £100,000, for example our fee for a purchase price of £700,000 would be £845.00 plus VAT and disbursements.
Purchase of a leasehold residential property: There will be an additional charge of £230.00 plus VAT on top of our standard costs as indicated above.
In respect of a purchase of a new build residential property we will charge an additional £300.00 plus VAT on top of our standard costs as indicated above.
If Help to buy ISA accounts are involved for first time buyers then we will charge an additional £50.00 plus VAT for each ISA account.
Please contact us if you are buying under a shared ownership scheme or are to have a Help to Buy Loan or are buying under a Right to Buy Scheme.
Sale of a freehold residential property:
Sale Price is between £100,000 and £200,000 – £630.00 plus VAT and disbursements.
Sale Price is between £201,000 and £500,000 – £690.00 plus VAT and disbursements.
For sales property prices above £500,000 our fee fees will increase by £75.00 per £100,000, for example our fee for a sale price of £600,000 would be £765.00 plus VAT and disbursements.
Sale of a leasehold residential property: There will be an additional charge of £150.00 plus VAT on top of our standard costs as indicated above.
* Our fee assumes that:
a) this is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction.
b) this is the assignment of an existing lease and is not the grant of a new lease.
c) the transaction is concluded in a timely manner and no unforeseen complication arise.
d) all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation.
e) no indemnity policies are required. Additional disbursements may apply if indemnity policies are required.
Normal disbursements
Search Fees range from between £130.00 and £220.00 plus VAT – prices could increase subject to where the property is located.

Stamp Duty (SDLT) – The amount of Stamp Duty you will have to pay depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website, as per the links below.

We will charge a fee of £30.00 plus VAT for the completion of the land transaction return for Stamp Duty purposes.
Potential other disbursements (leasehold properties)
Notice of Transfer Fee: This fee if chargeable is set out in the lease. Often the fee is between zero and £250.00 plus VAT.
Notice of Charge Fee: (if the property is to be mortgaged) This fee is set out in the lease. Often the fee is between zero and £250.00 plus VAT.
Deed of Covenant Fee: This fee is provided by the management company for the property and can be difficult to estimate. Often the fee is between zero and £250.00 plus VAT.
Certificate of Compliance Fee: To be confirmed upon receipt of the lease. Often the fee is between zero and £250.00 plus VAT.
Remortgage transactions up to £200,000 – Our fees for freehold properties would be £300.00 plus VAT and disbursements.
Transfer of equity – Our fees for freehold properties would be £300.00 plus VAT and disbursements.
